| iii) The booking request email form is for the use of genuine booking enquires only. The use of this system to send unsolicited commercial email (UCE) is strictly prohibited. We shall invoice at 10GBP per email sent for any such improper usage. |

| USERS/RENTERS/TENANTS |
| i) We are not a booking agency and making a booking enquiry does not secure the apartment for you. You must confirm the booking and transact directly with the Advertiser. |
| ii) The apartment may not be available even if it shown as available on our site. The Advertiser is responsible for keeping the availability up to date. |
| iii) All information regarding the apartment displayed on this site is published directly by the Advertiser and we do not validate or perform checks on the information, nor do we inspect the apartments and therefore do not warrant the accuracy of the information. All details given should be confirmed in writing directly with the Advertiser. |

| ADVERTISERS/PROPERTY OWNERS/AGENTS |
| i) All information you have supplied is accurate to your knowledge. |
| ii) You agree to notify us of any information changes that may occur. |
| iii) You understand we do not vet or reference in anyway the customer leads that we may introduce. |
| iv) Payment must be received within 7 days of the due date. |
| v) Whilst we have taken all reasonable care, we do not warrant that our site will be free from errors, viruses or other unlawful attacks that may affect the data or the availability of the website. |
| vi) We reserve the right to take the website offline from time to time to perform routine maintenance and upgrades at our sole discretion. |
| vii) We reserve the right to discontinue your listing for any reason without notice and refund any monies paid to us on a pro-rata basis. |
| viii) You agree not to post or upload any untrue, offensive, obscene, pornographic, libellous or illegal, statements, images or viruses, or to violate or infringe upon the copyright, trademark or other personal or human rights of any third party and you understand that you are liable for any such acts and that we reserve the right to remove any such material and forward your details, IP address and our access logs to the relevant authorities. |
